South Maui remains one of the truly extraordinary places in the world in which to live. People from across the world continue to flock to Maui in pursuit of the opportunity to spend at least a portion of their lives in our paradise of incredible climate, amazing beaches, world-class amenities and the Aloha spirit. The major trends we are seeing include the increasing prominence of Canadian buyers, buyers preferring properties in exceptional condition, buyers seeking larger properties and overpriced listings receiving limited attention in the market. But the most significant trend is the impact of new development. Here are some of the more prominent developments:

HONUA’ULA
Honua’ula will include approximately 1400 units located immediately south of Maui Meadows of which 60% will be multi-family units. The development will include an 18 hole golf course, a mixed use village and 50% will be affordable housing.

MALUAKA
This ultra-luxury complex is under construction immediately south of the Makena Prince Hotel. Sixty-nine residences in thirteen buildings are being built according to LEED environmental standards and will be complimented by the 30,000 square foot Club at Maluaka. Residences begin at $4 million.

BACCARAT WAILEA
Baccarat Wailea will be built on the site of the Reannaisance Wailea Hotel and will include 193 vacation-rentable condominiums, restaurants and a spa. Floorplans include one, two, three and four bedroom options and are priced beginning at $2 million.

THE BLUFFS AT WAILEA
This community of twelve home sites is located directly below the new Wailea Gateway Center on Wailea Ike Drive. Most of these sites are half-acre and boast excellent ocean views.

KE ALII OCEAN VILLAS
Ke Alii Ocean Villas is currently under construction and will consist of 144 units in 15 buildings located directly behind the ABC Store on South Kihei Road. Two and three-bedroom plans are available and begin at $850,000.

KAI ANI VILLAGE
This 99 unit residential complex will sit on the corner of South Kihei Road and Lipoa Street. Twenty of the units are live/work style and the remainder are two and three bedroom residential units. Many will have garages. Kai Ani Village will include an infinity-edged pool with prices beginning just under $500,000.

These new developments demonstrate that South Maui is in a state of constant renewal insuring that this area will remain a world-class destination. They also will reshape the area and require that older complexes and neighborhoods diligently maintain and upgrade themselves to remain competitive.
